Why won’t all lenders lend to me?
It’s nothing personal! In a nutshell, mortgage lenders have different attitudes to risk and therefore have different criteria when assessing whether they’re willing to lend to you.
Explain to me in more detail
For instance some lenders may be willing to offer you a mortgage if you want to buy a flat on the 10th floor of a development whereas others will not. Take a look at the case studies further down the page to see other examples of how lenders differ.
To make sure you have the finances in place to buy your dream property, it’s important that you’ve got an idea of which lenders that will actually lend to you. You’ve got better things to do than comparing mortgage products from lenders that won’t actually lend to you!
Keep in mind that eligibility is only one part of a lender's underwriting process and they will look at a number of criteria (e.g. your ability to afford a mortgage) to determine whether they’re willing to lend to you. Why people love Mortgage Checks
Dan and Rachel
Dan and Rachel had returned to the UK after spending a few years in Dubai for work purposes. They found their first property - however they found it really difficult to find a mortgage lender as Dan had a CCJ registered against him 4 years ago and because they had only been back in the UK for 2 years. They were on a good salary and there were lenders who could lend them the amount that they need but after being rejected by the first lender they approached, they were dreading going to another mortgage lender.
Which lender would work for them?
Rachel found the Mortgage Checks mortgage eligibility calculator and after 3 minutes putting in a few details she got a report detailing who may be able to lend. After a chat with the mortgage expert, she found out which of those lenders had the quickest timescales and had the application submitted the same day.
Joseph found a new build studio flat that he wanted to buy using a deposit gifted by his friend. He approached his bank to get a mortgage but after a meeting which took 3 hours, they said they were not happy with the source of the deposit. He had seen a great mortgage rate in the newspaper so he set up a meeting with the lender’s in-house adviser. After 2 weeks of waiting, carrying out a decision in principle (and leaving a credit check on his record) and paying for a valuation report, the lender said that the size of the studio was too small and did not qualify with them.
Which lender would work for him?
Joseph took a few minutes out to see which lender would be right for his situation on the Mortgage Checks eligibility calculator. He had a chat with a mortgage expert to confirm how much he can borrow and the best rate he could get and submitted an application through him.
Surjit and Arjun
Surjit and Arjun were looking to remortgage their house - their current lender was offering a fairly high rate so they wanted to see which other lenders they could remortgage to so that they could get the best savings. Surjit had changed job a week ago and was on probation, while Arjun had become a day rate contractor since they got their mortgage initially. They understood from friends and online research that their situation could mean that they may not be accepted by all lenders.
Which lender would work for them?
Surjit took a few minutes out to see which lender would be worth the time and effort to remortgage to on the Mortgage Checks mortgage eligibility calculator. They had a chat with a mortgage expert to confirm how much they can borrow, best initial rate and confirm the savings they would get on the new rate versus the best rate offered by their current lender.
